When you instruct us to sell your property, we will guide you every step of the way and become your trusted advisers. Our lateral thinking approach to valuing properties has helped our clients save thousands of pounds, and we’ve even been known to negotiate on behalf of sellers on their onward purchase, to save them even more money. Initial Chat

The first stage is to have an informal chat with us and see how we can help you. What are you hoping to achieve, why are you moving, when do you want to move, how can we help you? We see our job as much more than selling your home it is about helping you achieve your goals, whether that is finding your dream home in the country, moving closer to work/ schools, selling for family reasons, releasing capital from an investment property etc. Since 1995 we have been helping people move home and have built up many long-term relationships, we hope to add you to our list of valued customers.

 

Market Appraisal

 

Our market appraisal / valuations are at no cost and with absolutely no obligation. You can book this online, by telephone or by popping into our High Street offices. We will take some details of your property, and then Graham or Rupert will pop out and visit the property with you.

 

At the market appraisal, we will conduct an inspection with you, and can chat through anything we feel could improve the saleability of the home, the presentation, and of course the likely sale price which is guided by current market conditions, and backed up with comparable evidence of other selling prices in the area.

 

We do not believe in inflating asking prices to gain your instructions, as this will cause issues further down the line but we will do our utmost to achieve the best possible price for you.

 

If appropriate we will prepare a marketing strategy, tailored to your individual needs, which will include online advertising on major portals such as Rightmove and Onthemarket but also and probably most importantly actually speaking to potential buyers about your property. Additional marketing might also include Social Media Advertising, having an Open House, Sale by Tender, Sharing with our colleagues at Drew Pearce in Exeter and Fowlers in Chagford.

 

Before Marketing

 

If you decide to sell we will visit the property again to prepare sales particulars. This will involve measuring each room, taking photographs and organising a floorplan and Energy Performance Certificate (EPC) where applicable. As with anything, there is some paperwork to do to ensure we meet our requirements and codes of conduct, as well as Anti Money Laundering checks.

 

We also endeavour to get all of our staff to visit the property and this first-hand knowledge we find really helps when it comes to speaking to potential buyers, and normally results in more viewings and a quicker sale.

 

On the Market

 

Once your property has hit the market we normally expect a burst of activity, which we hope to convert into viewings. We’ll organise these with you and accompany all viewings unless otherwise agreed with you. We’ll then feedback to you immediately after the viewing, and again a few days later when the applicant has had time to think more on the property. Our experience shows that this is the best way and often generates second viewings. If there are any criticisms of the property we will put these forward to; in case there is anything that can be easily changed to increase the saleability of your property.

 

If we don’t get the interest we are hoping for and do not secure a buyer quickly, we will have regular reviews with you, and adjust the marketing as necessary until a buyer is secured.

 

Negotiation

 

This is where a traditional estate agent and our extensive local experience really comes into their own. This crucial step is where we earn our commission, and can add thousands and in some cases tens of thousands of pounds to the eventual sale price, which can make all the difference in helping you move and achieve your aims.

 

All offers will be presented to you as soon as possible, and we will advise you on your options. Our experience helps us to ensure we get the best possible price for your property but remember sometimes the first offer can the best offer and if we think it is a good price we will advise you of this. Before you commit to an offer and start going to expense we ensure that chain details are checked, finance is in place if needed and the whole chain is in a position to proceed in a timescale suitable for your needs, which reduces the fall through rate considerably and saves you time and money.

 

Progression of the Sale

 

We keep a close eye on your sale, keeping in close contact with other estate agents in the chain, as well as both yours and the purchaser’s solicitors. Communication and accountability are key to success here, and we have built strong relationships built on mutual trust and respect with many local firms. We will keep you up to date with the sale progress and troubleshoot where necessary.

 

Exchange of Contracts & Completion

 

Once all the checks have been carried out by the solicitors, and the buyers have paid their deposit across, legal exchange of contracts will take place. You will have a confirmed date for completion, and will now need to organise your removals, as well as let everybody know you are moving. On the day of moving, you will need to make sure we have a set of keys and your solicitor will notify you when completion has taken place.
